Lapeer County is a great place to live and also a very good investment. Like most of this part of the state, unit sales are down. Unit sales in 2023 were down 22% from 2022. But the average sales price was up 2.4% from 2022 and up 29% from 5 years earlier. Part of the decrease in unit sales is due to the higher interest rates, but I think the biggest cause is the lack of inventory. The interest rates today are about on par with the interest rates in 2002 and 2003 when there wasn’t a lack of sales.

On 4-29-2024 there were only 137 active listings. 2 years earlier there were 244 active listings.

The average sales price in 2023 was $299,851- up only 2.4% from 2022. 2022 was up over 6% from the previous. And the first half of 2024 has an average sales price of $330,763.

The average sales price has risen 29% over the past 5 years (2019-2023) or a dollar amount of just under $87K. That’s a good investment especially if you figure your initial investment is your down payment. 20% of $213K is just under $43K; you’re more than doubling your initial investment.
